Savanna, a series of real estate investment funds with millions of square feet throughout New York City, turned to Cortex with the goal of quickly decarbonizing their portfolio to improve GRESB scores, meet investor expectations, increase asset value, and meet Local Law 97 deadlines.
Achieving 100% payback in just three months, Managing Partner Nick Bienstock reported that Savanna increased the asset value of a single building by $5M.
Savanna has since rolled Cortex out across their portfolio, resulting in dramatic improvements to their GRESB scores, a 21% in portfolio-wide annualized energy savings, and over $1.4M in lifetime financial savings.

Highly respected in the engineering community, Chief Engineer of 277 Park Avenue in New York City Eddie Valdez was an early-adopter of Cortex. In close collaboration with Property Manager Paul Green, Valdez and his team deployed Cortex after recognizing the need to improve efficiency and reduce costs of their building’s operations.
Since deployment, they have realized savings of approximately $700,000 in energy-related costs. Valdez attributes these savings to features in the Cortex app, such as the electric and steam energy consumption charts for electric and steam and real-time operations recommendations.
